Terms of service
These draft beta terms apply during the Spatia alpha and may be updated before paid launch. Bookings begin as requests: renters submit a request with date, guest count, and any services, and the host reviews and accepts, declines, or proposes changes before any commitment is recorded. During the alpha no payment is collected, so all cancellations are free and a request only reserves a review path with the host. Renters care for the space, stay within the stated guest count, follow noise and house rules, and leave on time; owners keep listings accurate, respond to requests in a reasonable time, and honor confirmed bookings; providers deliver their offering as described and on time. Spatia moderates listings and messages, approves venues and services, and helps resolve disputes, but is not a party to the booking and is not an insurer — each owner and provider is responsible for their own liability coverage. Acceptable use requires compliance with all applicable local laws (health, safety, licensing, tax); illegal activity, fraud, or off-platform payment circumvention is not permitted.
Privacy notice
These draft beta privacy terms describe how Spatia handles personal data during the alpha. Sign-in uses Supabase Auth, which stores your email and authentication credentials; no third-party social login is enabled by default. To operate bookings, Spatia stores booking records, in-platform messages between renters, hosts, and providers, reviews you submit, and listing activity tied to your account. A small operational team can access this data to provide support, investigate reports, and resolve disputes; access is logged and limited to what is strictly necessary. We retain account and booking data while your account is active and for a reasonable period afterward to meet tax, accounting, and dispute-resolution obligations; you can request export or deletion at any time via the channels described in the GDPR section below.
Cancellation and refunds
During the Spatia alpha no payment is collected, so all cancellations are free for both renters and hosts — either party can withdraw a request or a confirmed booking at any time without penalty, and the request is simply closed. When paid bookings launch, hosts will choose one of three cancellation presets per listing: flexible (full refund up to 24 hours before, 50% after), moderate (full refund up to 5 days before, 50% after), or strict (50% refund up to 7 days before, none after). Refunds are processed back to the original payment method via Stripe; processing time follows the renter's bank or card issuer. Disputes that cannot be resolved between renter and host can be escalated to Spatia for review.
Payments and payouts
During the Spatia alpha no payment is collected from renters and no payouts are made to hosts or providers — a booking request only opens a review path with the host. When paid bookings launch, Spatia will use Stripe Connect to authorize, capture, and transfer funds from the renter's card to the host's connected account. Renter payments are authorized at booking confirmation and captured according to the host's cancellation policy; refunds, where applicable, are issued to the original payment method. Spatia does not hold funds on behalf of renters or hosts and does not provide escrow services. Any service fees will be shown to the renter before confirmation and disclosed to the host before payout.
Moderation and acceptable use
Spatia reviews listings, photos, and services before they become visible on the platform and may follow up with additional checks at any time. In-platform messages, reviews, and listing content must be accurate, relevant, and respectful; off-platform contact details, payment links, or attempts to arrange bookings outside Spatia are not permitted. Anyone can file a report against a listing, message, review, or user; reports are reviewed by the Spatia moderation team and outcomes may include a warning, content removal, suspension, or permanent ban. Hosts and providers can dispute moderation decisions by replying to the moderation notice. Spatia reserves the right to act on reports and signals of abuse even without a formal report and to cooperate with lawful authority requests where required by Greek or EU law.
GDPR requests
Under the GDPR you can request a copy of the personal data Spatia holds about you (data export) and request deletion of your account. Requests can be submitted from the account settings page once available, or by contacting Spatia support; we respond within 30 days as required by law. Some records cannot be deleted while they are needed for legitimate reasons, including: booking and payment records retained for tax and accounting obligations, fraud and security logs retained to protect users, and records required to resolve active disputes or comply with a legal hold. Aggregated or de-identified data that cannot be linked back to you is not personal data and may be retained.
